A: 18 months after the sales contract has been signed.

A: No, there isn’t any price difference. You may choose to purchase a one bedroom or a two bedroom apartment if you wish, the square footage and cost will be the same, only the distribution varies.


WHAT IS INCLUDED WHEN MY APARTMENT IS HANDED OVER?
A: When we hand over your turn-key apartment it will include:
- Porcelain tile floors and baseboards.
- Ceramics in bathrooms.
- WC and sink with vanity.
- Type A paint on walls and ceiling.
- Exterior windows and sliding doors with aluminum profiles.
- Main door including lock.
- Interior wooden doors and closets (hardware included).
- Air conditioning (3 units / console)
- Kitchen cabinets and granite countertops. Appliances not included.

IS IT MANDATORY FOR A HOME OWNER TO MANAGEE THE APARTMENT THROUGH ROMA COMPANY?
A: It is not mandatory to manage your property through our RENTAL POOL PROGRAM. You may find it convenient yet it is not required. ROMA company will manage the condominium for a period of 5 years. Once the 5 year period finalizes the condominium management will be handed over to an HOA (Home Owner’s Association).

WHEN WILL THE FOLLOWING CONSTRUCTION PHASE START?
A: Construction of other residential plots (2/7, 3/7, 4/7…) is estimated to begin staggered 4 months apart from each other.

WILL THE RESIDENTIALS HAVE A CONFOTUR LICENSE?
A: We are in the final stage of obtaining CONFOTUR license.
WHAT IS THE SIZE OF THE POOL?
A: Our pool is 210 m2. This is a two-in-one pool with an adult side and a connected children’s side.

WHEN WILL THE AMENITIES BE COMPLETED?
A: It is scheduled to have the treatment plant and the main entrance gate finalized upon the comple tion of the First Phase / first plot (Cayo Levantado).
The clubhouse, sports area, and children’s playground will be delivered upon completion of the se cond residential complex (second phase/ second plot).

WILL FIRST-FLOOR CUSTOMERS HAVE JACUZZI PRE-INSTALLATION?
A: Due to privacy reasons outdoor jacuzzi in ground floor apartments won’t be allowed.
REAL ESTATE COMMISSION AND PAYMENT METHODS
A: Real estate agencies’ terms and conditions are specified in such contracts. Any inquiry related to real estate agencies should be requested to them directly.

Payment method:
Payments will be divided in two parts. The first 50% downpayment is due at the time the sale docu ments are signed. The remaining 50% is due two months after the contract/sale documents signature.

ROOFTOP USE
A: Our project offers lots of green areas and public recreational spaces with beautiful tropical landsca pe. We have allocated the use of the rooftop for technical needs such as air conditioning units so you that they can be hidden from site yet reachable for maintenance. Our rooftop won’t be used for recrea tional purposes.

CAN PAYMENT PLANS BE CUSTOMIZED FOR EACH CUSTOMER?
A: Yes, payment plans outside of our standard options may be considered as long as the proposal is approved. Any payment plan proposal submitted by the client will be duly analyzed yet there is no guarantee that a plan that does not fit the standard will be approved. Our standard payment plans offer several options for different client needs.

DOES THE APARTMENT HAVE DROP CEILINGS?
A: The apartment has drop ceilings in the hallway and bathrooms. If the client wishes to have a deco rative dry-wall ceilings throughout the apartment, a decorative ceiling can be installed at an additio nal cost.

APARTMENT AVAILABILITY MANAGEMENT
A: The availability chart will be constantly updated by our sales manager. Regarding out-of- office hours, we will be blocking units until eight (8) evening. If you are out of our office hours and require such a request, you will get an answer at the beginning of the working day, which starts at eight (8) in the morning.
